Site Plan at 371 Railroad Avenue
PROJECT:  Application to the Planning Commission for a Site Plan for the development of 371 Railroad Avenue with a 3,740 square foot metal building for use by the owner for personal storage only.  The 2.65 acre parcel is zoned Light Industrial (LI) and is adjacent to the 49er Communication Building at 361 Railroad Avenue, in common ownership. The property will be served by City water and sewer. The applicant is requesting an exception to providing landscaping strips/buffers pursuant to Section 17.80.50 & 17.80.60  of the Nevada City municipal Code. The applicant is also requesting an exception to parking design standards pursuant to Section  17.80.40 of the Municipal Code which requires parking spaces, maneuvering areas, and drive aisles to be paved as opposed to graveled as proposed.

There are no water bodies or water conveyance features on the project site. The property is relatively flat with an average slope of approximately 4.5% that drains toward  Gold Run Creek, located across Railroad Avenue. There is little vegetation in the interior of the parcel where the building and parking improvements are proposed. Aerial photographs suggest that this area lacked significant vegetation at least since 2000. 

Surrounding uses include the adjacent 49er Communication building to the north, the Northern Queen Inn across Railroad Avenue to the west, and the Steger Tract residential subdivision to the east of the site.
