The Variance request is to allow a corner of the garage amounting to approximately 80 to 120 square feet, and a corner of the residence amounting to approximately 20 to 40 square feet, to be placed within the front yard setback area. The approximation of the exact encroachment area is intended to allow some flexibility in the building siting at the time of construction. The applicant has indicated that no portion of the structure will encroach closer than 17-feet, as measured from the front property line. The 17-foot reduced setback limit is based on the distance observed on neighboring properties as measured from the residential structures and their respective front property lines.
