Cottage Development Ordinance
NOTICE OF PUBLIC HEARING
BY THE NEVADA CITY PLANNING COMMISSION
NOTICE IS HEREBY GIVEN that on Thursday, July 18, 2019 at 1:30 p.m., or as soon thereafter as the matter may be heard the Planning Commission of the City of Nevada City will hold a public hearing at City Hall, 317 Broad Street, Nevada City, California to consider the following:
AN ORDINANCE AMENDING THE NEVADA CITY MUNICIPAL CODE, ZONING TITLE 17, FOR A COTTAGE DWELLING DEVLOPMENT ORDINANCE
The proposed ordinance will incentivize development of dwelling units under 1,000 square feet in size on properties already zoned for multi-family residential development (R2 and R3 zoning designations). Incentives include density increases and reduced development impact fees. Accompanying the draft Ordinance is a recommended Notice of Exemption pursuant to CEQA Section 15061(b)(3), finding there is no possibility that the Ordinance will cause a significant impact to the environment.
