426 Broad Street - Kosmos Spa(ce) Outdoor dining
PROJECT: Application to the Planning Commission for a Use Permit to utilize the existing outdoor patio area at 426 Broad Street for a dining and seating area as an ancillary use of the proposed spa business.
The property is within a base zoning district of General Business (GB) which allows for outdoor restaurant use with approval of a Conditional Use Permit. Staff has determined that the outdoor component of the business will require a Conditional Use Permit even though the proposed use of the outdoor space is similar to the existing restaurant use. The outdoor restaurant use operated as a legal non-conforming use without ever have been issued a conditional use permit for that space. The existing use within the building is already authorized for use as a wellness spa. The project site is also designated within the City’s Historical Combining District (HD), in recognition of the area’s historical interest and aesthetic value.
